Steel and Wooden Prefabricated Houses

Prefabricated houses cover both modular (wooden) and manufactured (steel) homes. They are different than a site built home which is constructed completely at the building lot.

To build your home, you need to acquire a site that is coded for using premanufactured homes; not all communities will allow this type of home. You will also want to secure a contractor who specializes in finishing this type of home. Setting up these homes is not a do-it-yourself project. Prefabricated houses can be cheaper to build.

Modern prefabricated houses do eliminate some of the common problems with site built homes including weather (short building time), running out of materials (they come all at once), and dealing with multiple contractors (you only need one).

Modern prefabricated houses can be a great choice for the first time home buyer. Wooden prefabricated houses or modular homes are manufactured in factories and shipped to the construction site where they are assembled. These homes meet all national and local building standards and require approval by local building inspectors before they can be occupied.

Modular homes become equivalent to real estate once they are permanently fixed at the construction site. Modular homes are built with wooden posts and steel beams in the same manner as site built housing. Wooden prefabricated houses come with any amenity. These homes can be cheaper to build, but with the drop in real estate prices this many no longer be the case. Another issue with these homes is financing. Financing is not easy to get right now, and modular houses do not have the track record of other types of housing.

These homes are often much more energy efficient than other homes because they are build with the newest materials. Modular homes also allow you more freedom to design the rooms of your house, especially if you want an office or special type of kitchen. Steel prefabricated houses or manufactured homes include but are not limited to trailer homes. You can still buy the standard trailer home and set it up in an available area.

Manufactured homes can look like a site built home these days. When buying steel prefabricated houses, you purchase a kit with all the materials necessary for your project. You can buy kits to build a log cabin or just a garage if you wish.

Steel prefabriicated houses conform to national HUD standards but do not have to conform to local standards. They can be permanently attached to a building site, becoming real estate. Manufactured homes tend to be smaller than the modular homes, and to arrive in built sections at the building location.
